The guidelines we have are designed to make everyone’s stay more enjoyable.  We are happy that you have chosen to stay with us.  The rules are for our campers and your visitors.  Please abide by these rules and let us know if there is something we can do to make your stay more enjoyable.

 

VISITORS Please have all visitors check in at the office prior to entering the resort.  Since they too will be utilizing our facilities, a day use fee of $9.00 applies to those that are 10 years of age and older.  All visitors must register their vehicles upon entry to the resort and park only in the visitor parking area located next to the pool.  Rental of a campground allots you four (4) persons per campsite, all others are considered visitors.  Campers are responsible for the actions of their visitors or any damages incurred from them.

 

FEES  All fees are to be paid in advance.  Absolutely no refunds.

 

RV HOOKUPS  All RV hookups will be of appropriate sewer line adapters and water connections.  Long term rentals can request hard line hookups in the office.  The dumping of gray water is STRICTLY PROHIBITED at all times.

 

PARKING AND DRIVING  Please maintain a 10 MPH speed limit throughout the park.  No parking in the road, grass, boat ramp, or your neighbors spot.  Only two (2) vehicles are allowed at each campsite, others must park in the visitors parking area.  Parking or   Driving across grass is STRICTLY PROHIBITED as this will damage our septic system.  Any doing this will be fined and are financially responsible for any damage to the septic system.

 

CHILDREN  Children are not the responsibility of Red Bear Marina and must be under adult supervision at all times.  Campers are responsible for the actions of their children or visitors children.  Any damages caused will be the sole responsibility of the camper.  PLEASE, children must be properly supervised by an adult when in or near the water.

 

PETS  Pets are welcome, but must remain on a leash at all times.  Pets must never be tied to trees, plumbing, or electrical hookups.  They can be tied up to RV’s, but please do not leave them unattended.  Any pet considered to be an annoyance by your neighbors will need to be relocated to your RV or removed from the resort.  IF THEY POOP, YOU SCOOP and dispose of it properly.

 

TRASH  All trash should be put in bags and placed in the dumpsters.  Bags will help reduce the odor and help prevent animals from locating their next meal.  Cigarette butts and bottle caps are considered trash, please dispose of them properly.  NO FISH GUTS IN THE TRASH AT ANY TIME!  NO TRASH BROUGHT FROM HOME!

 

CLOTHESLINES/LIGHTS  No permanent clotheslines are allowed.  Lights that are strung to trees must be removed when you leave.

 

QUIET TIME  Between the hours of 10:00 PM and 6:00 AM.  Please be respectful of your neighbors.

 

ALCOHOL/DRUGS  Alcohol is permitted, disorderly conduct and loud profanity is not.  The use and sale of illegal drugs is strictly prohibited.  Disorderly conduct by campers or their guests will warrant immediate removal from the property with no refund being given.

 

FIREARMS  No Firearms are allowed on the property.

 

GLASS  ABSOLUTELY NO GLASS BOTTLES OR CONTAINERS ALLOWED OUTSIDE CAMPERS AT ANY TIME!

 

SMOKING  Smoking is permitted within the resort.  Do not smoke in the store, laundry room, or bathrooms at any time.  Please extinguish all butts completely and dispose of them properly.  This will help to avoid wildfires and messes when the butts come in contact with the mowers.

 

FIREWORKS  Fireworks will only be allowed in designated areas at designated times throughout the year.  Management must approve both time and place before they are launched.  Debris must be picked up after launch and disposed of properly.

 

BOAT LAUNCH  The boat launch is free to renters, visitors must pay fee of $5.00 to launch.  DO NOT BLOCK THE LAUNCH RAMP.  Launch and Load your boat in a timely manner.  Park boat trailers in campsite parking or designated areas only.  All boats, personal watercraft, and trailers must be in good working condition to be left on the property.  Please abide by the NO WAKE ZONE at the ramp and around the docks.

 

MAIL  No mail is to be received at Red Bear Marina without express permission from management.

 

MOTORIZED VEHICLES  No ATV’s, Go carts, off road motorcycles, or off road vehicles allowed without express permission of management.  Electric golf cars and wheelchairs are permitted and must be operated in a safe manner.

 

CAMPFIRES  No campfires will be allowed on bare ground.  They must be off of the ground in fire pits, grills, or containers approved by management.  Do not dig holes on lots, we have pits for sale or rent.  You must clean up after having a fire or grilling.  Do not dump ashes or coals on ground, consult management for the proper disposal location.  Do not dump hot coals in trash dumpster.  The cutting of firewood on marina property is strictly prohibited.

 

SWIMMING      Lake:  SWIM AT YOUR OWN RISK, NO LIFEGUARD ON DUTY!  Lake swimming is best between the swim dock and rocks.  Campers and registered guests are allowed to swim from shoreline.  As with any lake there are underwater hazards, check your area very carefully.

Pool:  SWIM AT YOUR OWN RISK, NO LIFEGUARD ON DUTY!  Campers and registered guests are allowed in the pool area.  Children under the age of 14 must have adult supervision at all times within the pool area.  No running, rough-housing, pushing, or diving into the pool.  No food or drinks allowed within the pool area.  Continued disregard for pool rules will result in pool privileges being revoked.  Cleanup after yourself and return all chairs to where you found them.

 

RV  All RV’s must be kept clean and in operational condition according to Sabine River Authority Rules and Regulations.  No park models or mobile homes allowed.  All tires must be in rolling condition.  No underpinning or wheel covers allowed.  If you have any questions please contact management.

 

BUILDINGS AND PORCHES  Any storage building or porch of any kind must have prior approval by management and the Sabine River Authority  before being placed on the property.  A building permit must be submitted and approved before any construction proceeds.

 

TOOLS AND EQUIPMENT  No tools or equipment will be loaned out to the residents.  If you require some repairs you may hire us to do so.  THERE WILL BE A CHARGE FOR THE USE OF OUR TRACTOR FOR ANY REASON, NO EXCEPTIONS!
